Current Owner and Lien Search
Having accurate information about the ownership of a property in question is extremely important in assessing the value of the property. For many environmental assessments, the current owner and a survey of the liens on the property are required to obtain financing; our staff is experienced in searching through the information to get the information you need.
40, 50, 60 Year Chain of Title
A chain of title is great for those times when you need a more detailed historical snapshot of the ownership of the property in question. It helps to establish a continuous record of ownership, and indication of potential environmental concerns. Our chain of titles provide detailed and easy to understand information.
Environmental Regulatory Agency
Record Survey
Sometimes, you just need to know what information is relevant to your property in various local, state and federal environmental agencies. Our detailed and easy to understand survey will provide a search of all the relevant environmental agencies, and provide an assessment of whether the information should be of concern.
Preliminary Environmental Survey
A Preliminary Environmental Survey is a great way to learn if potential concerns exist on the property in question. By revealing information about the current site conditions, and environmental regulatory records a preliminary environmental survey can help you decide if a potential concern could turn into a potential liability.
Transaction Screen Assessment Report
A Transaction Screen Assessment Report is the next level in detail, information and usability. Based on ASTM Standard E-1528-06, this report combines information on current property conditions, historical information, and current property use to make sure you know what could be a potential environmental concern for the property in question. If you’re looking for an assessment that provides the information your financial needs, consider a Transaction Screen Assessment Report.
Phase I Environmental
Site Assessment (AAI Rule)
If you want to make sure that your real estate investment is a good one environmentally speaking, and protect yourself under CERCLA’s Innocent Land Owner Defense, this is the report you want. This report provides information on the properties ownership, history, potential environmental impacts, and even the history and conditions of the surrounding properties. In other words, dollar for dollar, this is the most comprehensive environmental report that you can find.
Phase I Environmental
Site Assessment Update
Chances are the commercial property involved in the real estate transaction has had an environmental assessment performed on it in the past. However, since site characteristics may have changed, many lenders require new and current information. A Phase I ESA Update is a great way to bring those older reports in to compliance, both with new regulatory requirements and site information.
Site Report
Occasionally, you just need to confirm the conditions of the property in question. For those times when you’re certain of the historical information, but not sure of the current site conditions, a Site Report can provide detailed information at a very affordable price.
